The 11,100-sqm site at the corner of Church Avenue and Bourke Road was originally a market garden, then developed for industrial usage in the 1940's. Most recently the site was owned and operated by the State Rail Authority in conjunction with the new Mascot Railway Station opposite.

A development application is currently with council for the redevelopment of the site into a new Office Complex of 3 X 7-storey buildings providing 27,000 sqm GFA. The planning and car parking (1 in 35 sqm) has been designed to accommodate a growing market for strata-titled office suites of between 60 and 240 sqm.

The buildings have been sited to maximize and showcase the public landscaped areas and to provide 'pedestrian corridors' between buildings. With extensive landscaping and water features, these 'corridors' provide a usable public space, while maximizing light penetration into all office levels.

ESD principles for energy reduction, interesting forms and contemporary materials / finishes contribute to an innovative, high quality design.
